On July 17, 1948, appellants and respondents entered into an agreement of sale covering certain real and personal property located in Bingham County. By the terms of such agreement of sale, respondents agreed to sell and appellants agreed to purchase 1880 acres of dry land, 37 acres of irrigated land and certain machinery used in farming such land.
