Consideration of all the relevant facts and factors in this case, including the nature of the improvement on the premises, leads us to the conclusion that an overall return of 5% upon the assessed valuation of the land of $1,050,000, and of 6% upon the assessed valuation of the building of $250,000 would be a fair and reasonable return. Adding to the sum so calculated the taxes and expenses of operation we find that $116,077.86...
