This is an action for a declaratory judgment. The facts are not in dispute.

On the 17th day of June, 1922, Lee C. Broom became the lessee of the west forty feet of Lots Seven and Eight, Block Fifty, in the City of St. Joseph, Missouri, for a term ending the last day of June, 1972, and by the lease he was expressly authorized to sublet or to assign the lease.
