The rents enjoyed by the defendants upon 1407 and 1409 Annex Avenue, Dallas, Texas, apartments 1 and 2 upper, and apartments 1 and 2 lower, were slightly less than $30 per month per apartment, on March 1st, 1942.

Beginning in 1941, defendants realized that the property was old and in dilapidated and bad condition and they began a series of improvements. Those improvements included new roof...
