SUAREZ, J.

The Village at Dolphin Commerce Center, LLC ("the Owner") appeals confirmation of an arbitration award in favor of Construction Service Solutions, LLC ("CSS"). We affirm.

In 2009, the Owner entered into a contract with CSS for construction of a warehouse. At the time the contract was signed CSS did not have a qualifying agent registered with the Department of Business and Professional Regulation.
