Jerry B. Windell ("Jerry") appeals from the trial court's judgment that found him liable for breach of a Warranty Deed. Jerry and his former wife, Debra L. Windell ("Debra"), owned real estate as tenants in common which they conveyed to Tommye Opal (England) Daniel ("Daniel"), now deceased. Robert C.
