This is a direct appeal from a final judgment entered by the Court of Chancery. These proceedings originated when the plaintiff-appellee, CoreStates Bank, N.A. ("Core-States"), filed a complaint in equity to foreclose upon an unsealed mortgage. That unsealed mortgage had been executed and recorded in favor of CoreStates' predecessor in 1988.
