Garde T. and LaVon C. Baldwin and Hughes, Pelz, Leach & Clikeman (law firm) appeal from the summary judgment and the award of attorney fees in favor of Bright Mortgage Company. We affirm.

This dispute arose out of the construction of a residence for the Baldwins, who had purchased a lot from a developer and conveyed it to a home builder to assist the builder in obtaining a construction loan to build their house...
