Ordered that the order is affirmed, with costs.

On October 16, 1981, the defendant Owen Craighead, then sole owner of certain property — lots 1 and 2, described alternatively on the tax map as lots 22 and 127 — leased the premises known as lot 2 to the plaintiff Edward Mayland. The lease stated, in relevant part:

"35th. * * * [T]he Tenant shall purchase the animal hospital and the lands surrounding...
