In its complaint filed in the Land Court, the plaintiff seeks to recover possession of real property in Edgartown under G.L.c. 237, § 1, and to quiet title to it under G.L.c. 240, §§ 6-10. The defendants filed answers denying the title claimed by the plaintiff. Following a trial, a judge of the Land Court found for the plaintiff and a judgment was entered that the plaintiff had established sufficient title of record
