OPINION

ORME, Judge:

Dubois appeals a jury verdict against him, awarding $40,000 in damages to the Aults for his voluntary waste of their property. We affirm.

FACTUAL BACKGROUND

In May of 1972, Dubois contacted Mr. Ault and together they agreed that Ault would rent a house and 30 acres of land in Vernon, Utah to Dubois for use as a boys' ranch. There was no written agreement, and Dubois became a tenant on a month-to-month basis. Rent for...
