ETCO Corporation (ETCO) appeals from a declaratory judgment holding enforceable a provision of a lease between ETCO, as lessor, and respondent Ellen B. Hauer, as lessee, granting the lessee an option to renew the lease for five years at a rent to be determined by mutual agreement of the parties at the time of exercise of the option, and holding that such rent be established at $1,276 per month.
