Oak Bay Properties, Ltd. (Oak Bay), a landlord, appeals an order granting summary judgment in favor of Silverdale Sportsman's Center, Inc. (Silverdale), its tenant, the effect of which was to confer on Silverdale a perpetual right to renew the lease between them. We reverse.
