Plaintiff, a real estate broker, has appealed from a judgment which denied his claim for a broker's commission.

On November 20, 1972 defendants executed a standard form listing agreement, employing plaintiff to sell their home situated on an 18-acre farm on the Mississippi River (including all furnishings and equipment) for $200,000.00.
