SMITH, J., delivered the opinion of the Court.

As the result of a tenant's having vacated leased premises in Virginia prior to the expiration of a lease, a Montgomery County trial judge (Moorman, J.) entered judgment in favor of appellee, Alec Jacobson (Jacobson), the landlord, against Leonard Orkin et ux. (the Orkins), guarantors. We shall vacate the judgment as it pertains to liability under the personal guarantee, but affirm the portion pertaining to liability...
