Defendants orally agreed to sell a house and lot to plaintiffs, who at the time were living as tenants in the house next door. Defendants had a deed prepared (Plaintiffs' Exhibit 3), naming the plaintiffs as grantees, which contained the same property description as had appeared in the previous deed to defendants. The description read in part as follows:

"Beginning at a stone in the forks of the road...
