Y., declared terminated by reason of the appointment of a receiver in bankruptcy of the corporation "Famous Fain Co., Inc." The lease was made by the landlord in September, 1921, for a term of 20 years from the 1st day of January, 1922, to one Irving Fain, individually. It contained the following clause:
