This is an appeal from a summary judgment quieting title to forty acres of land near St. Johns, Arizona, in favor of appellee Overson and against appellants Cowley. The case originated with a complaint filed by Nickolaus and Barbara Greer, as lessees of appellants, seeking to enjoin Overson from trespassing on the land. Overson broadened the action by bringing in numerous "third-party defendants",1
